5 Reasons Why Building a New Home Provides More Value
Building a new home is an exciting prospect and a great investment for the right person. There are plenty of reasons why this is – some of which are practical, and others add intrinsic value. Here, we outline five reasons why building a new home can provide more value to homeowners.
Less Replacement and Repairs
The benefit of having brand new features is that you don’t have to worry about the degree of wear and tear on your home or wonder if you’ll need to replace or repair something within months of moving in. Plus, many aspects of a new home are included under warranty in the event that something does need to be replaced.
Basic repairs on kitchen appliances, water tanks, furnaces, etc. can all add up quickly in an older home. With a new home, your maintenance and repair costs are virtually zero for the first few years, which not not only saves you money but time as well.
Energy Efficiency
A new home build complies with the latest building regulations, which has shown to be a better long-term investment. Since new homes are built with a building envelope that is more tightly sealed, conditioned air (cool air in the summer and warm air in the winter) is prevented from seeping outside and causing your home to expend more energy to condition the air. With water/energy efficient appliances, a new roof, and well-insulated walls and attic, you’ll save on your energy bills and keep more money in your pocket long term.
New Home Warranty
The New Home Buyer Protection Act requires Warrant Coverage on all new homes built in Alberta, which can save money down the line in the unlikely event of your home requiring major repairs. At a minimum, your new homes warranty covers one year on labour and materials, two years for delivery and distribution systems, five years for building envelope protection, and ten years for major structural components. At Maillot Homes, we offer two additional years of envelope coverage (seven years total) on every home for no additional cost, along with pre-possession insurance.
Choose Your Location
When you build a new home, not only do you get a home customized to your tastes, you get to select an ideal location in a community of choice. Whether you’re looking for a lot for its suburban amenities, proximity to urban conveniences, or natural features, it will always provide value to you.
Built For Your Lifestyle
When speaking of a home’s value, there are elements beyond the monetary component that make a new home build a great choice. There is incredible personal value in having a home customized to you and your family’s tastes. Building a new home allows you to invest in aspects of a home that perfectly suit your lifestyle, like building a home gym, office, theatre room, or whatever your heart may desire. The end result is a home that reflects both your needs and personality.
