Custom Home Building Timeline: How Long Will It Take?

One of the most frequently asked questions when building a custom home is how long it will take to build. And understandably so – homeowners are excited to get the keys and want to know when they can expect to move into their dream home. While the planning and construction timelines can vary based on a few factors, such as the weather and the size of the home being built, here is what a custom home building timeline generally looks like.

Planning and pre-construction

This is when you do everything from picking the lot you’re going to build on, to securing financing and pulling permits. You’ll also begin to make selections— from the flooring to the lighting and everything in between. The typical timeline for planning and pre-construction is three to four months, though some homeowners like to take their time to ensure they’ll be happy with their plans. These are busy months, but it’ll all be worth it in the end!

Months 1-2: Let the groundwork begin

In the first two months, construction will officially begin and your lot will be prepared for building your home. In these months, the ground will be levelled, cleared of any debris or trees that may be in the way of building, and staked out to mark the foundation.

In this stage, the foundation of your home is also poured and retaining walls are installed to ensure proper drainage. Consultations with engineers are conducted throughout this process.

Months 3-4: The house takes shape

Once the lot is prepared and the foundation is poured, your custom home will be framed and a roof will be installed. Once the house is framed, your builder will install windows and doors.

Month 5-6: All systems up and running

As the home’s exterior is being completed, the home builder will also begin work inside. Important systems like plumbing, electrical, and HVAC (heating, ventilation, and air conditioning) will be installed. At this stage, inspectors come in to sign off on the mechanical systems for your home.

Months 7-10: Your home is looking a lot more like home

This is when the inside of your house starts to take shape. With all rooms now framed, drywall and carpentry will begin. Stairs are built, cabinetry is put in place, countertops are installed, and any woodworking will be completed in this stage.

Months 11-12: Finishing touches

Now that the main ‘bones’ are in place, it’s time to finish the house with your interior design choices. Flooring is laid, lighting fixtures are installed, and the walls and ceiling are painted. Your appliances will also be put in place, the home’s utilities will be active, and landscaping will be completed.

Your home is complete! But there’s one more thing…

You’ve now gone from ideation to seeing your dream home right in front of your eyes! However, there is one more step before you move in and that is to create a to-do list. You’ll have the opportunity to note any items that need to be completed or redone, such as repairing any scratches or dents or adding a bit of caulking here and there.
