Choosing an Architectural Designer

While some custom home designers offer in-house architectural services, Maillot Homes chooses instead to work with independent Architectural Designers, chosen directly by the homebuyer. We do this in order to give you greater flexibility to choose the designer that captures your vision and conforms to your budget – while allowing us to focus on what we do best: bringing your custom home to life.

Maillot Homes will carefully review your potential home site with respect to bylaws, building restrictions and architectural controls – to ensure there is nothing standing in the way of your dream home.

There are three permits that are required to build a home. Maillot will work to secure all on your behalf:

  1. Demolition Permit: This applies only if you are tearing down an existing home to make way for your custom home. The home must be tested for asbestos prior to demolition. Any asbestos must be safely removed prior to the issuing of the permit. It also includes the safe disconnection of utility services (eg. gas, water, electrical and sanitation). Average time: 30 days
  2. Development Permit: This involves the review and approval of architectural plans and site inspections to ensure the development meets the approved planning, engineering and environmental policies of the city. Essentially, the development must conform to the Land Use Bylaw. It considers a number of factors, including: land use, site development, streetscape, planning principles, densities, landscaping, transportation, parking and more. The developer has the option of applying for one of two types of Development Permits.
    Contextual applications follow a strict set of guidelines. They are faster to apply for (4-6 weeks), but allow no relaxations of Land Use Bylaw – resulting in less design flexibility.
    Discretionary applications allow designs outside the contextual requirements and may include relaxations to the Land Use Bylaw. This reduces certainty of approval and increases processing time (2-3 months), but allows for more flexibility in the placement and design of the house.
  3. Building Permit: A building permit addresses life and safety issues of a structure. It gives authorization to erect, demolish, relocate, alter or repair a structure, or change the use or occupancy of a space. A building permit application is reviewed for compliance with the Alberta Building Code by a plans examiner to ensure that our built environment is safe.

Budget Process

When first contemplating a custom home, homeowners are often nervous about cost. We realize that a luxury home does not mean an unlimited budget. From the beginning, we work with you and your architectural designer to bring predictability to the custom building experience

  • We start with a preliminary pricing model based on your wish list and house size. This will be presented as a price range of what we think your home will cost.
  • Next, we provide detailed pricing based on architectural plans and customized specifications.
  • We review the pricing our trade partners provide, based on final design specifications.
  • We obtain pricing approval from you prior to submitting plans for a Development Permit.
  • Finally, we sign the construction agreement and clarify our commitments to you as a client. Then we can start to build!
