Our Home Building Process – What to Expect Before, During & After Your Build
The home building process is an exciting endeavor from beginning to end. At Maillot Homes, we have been crafting custom homes for over 65 years, and the way in which we guide our clients through the building process has been honed down to an art. Here is what you can expect before, during, and after your custom home build.
Before You Get Started
Get Inspired
Once you decide to begin the home building process with Maillot, you’ll meet with your architectural designer and interior designer. They will be the ones to bring your vision to life and assist you in making your selections. You can consult with them on all aspects of the interior and exterior of your home, from top to bottom, no detail is too small.
Sort Out the Logistics
A key step in the custom home building process is to carefully review the bylaws, building restrictions, and architectural controls of your home and building location. This is to ensure that construction runs smoothly, and on time.
To build a home in Calgary, there are three permits that are required which Maillot will secure on your behalf:
- Development Permit: This involves the review and approval of architectural plans, and on-site inspections to verify that the development meets city-building policies.
- Building Permit: A building permit ensures that construction can begin, and is in compliance with the Alberta Building Code.
- Demolition Permit: If you need to tear down an existing home to make way for your custom home, a demolition permit is required. This includes a test for asbestos and the safe disconnection of utilities.
Prepare Your Budget
The next step in the home building process is determining your budget. At Maillot Homes, we work with you and your architectural designer to understand all aspects of your home build so there are no unwanted surprises.
First, you will get a preliminary estimate based on your desired home size and customizations. Once the specifics of your home have been ironed out, you will get a detailed pricing model based on your exact plans and specifications. Maillot Homes guarantees the price of your home from excavation to the drywall.
This budget is then cross-checked with our trade partners. Once this step is complete we obtain pricing approval from you and submit the plans for a Development Permit. Finally, the construction agreement is signed and the building can start!
During The Process
Site Visits
Once the home building process starts, you are welcome to schedule a visit to the build site. There, you will find your site supervisor and site assistant who will be ensuring that the building process is well-coordinated and done to your exact specifications.
Open Communication
During construction, there will be open lines of communication and you will be updated regularly. The home building process can be rather complex, and questions will often arise as it unfolds. At Maillot Homes, we pride ourselves on being available to our clients. We are a tight-knit company, and we love for our clients to get to know everyone who works here.
After Completion
Final Walk-Through
Construction is now complete! It’s time to get the keys and do a final walk-through. If you find that minor touch-ups are needed, this is a good time to point it out to your site supervisor. If something isn’t up to your specifications, there will be arrangements made to have it remedied.
