What Is Included In Your Custom Home Building Costs

When building a custom home, homeowners are often nervous about cost. And understandably so – building a custom home does not mean an unlimited budget. Here is a breakdown of the major costs that are included in the total price of a home build, as well as a few extras to budget for.

Labour

There are many specialists that are included in a home build that work together to bring your vision to life. Carpenters, electricians, glaziers, plumbers, welders, and other tradespeople are all included in the bottom line.

Materials

Any materials you can think of that make a home possible are built into your home building costs. These include concrete, electrical systems, masonry, steel, glass for windows, and so much more.

Finishes

From high-end bathroom faucets to stunning wine cellars, to grand staircases and state of the art technology that make your home safe and efficient, your finishes are included to make the budgeting process straightforward.

Warranty

The New Home Buyer Protection Act ensures you are covered for labour and materials in the years to come. This includes one year for labour and materials, two years for delivery and distribution systems, five years for building envelope protection, and 10 years for major structural components. At Maillot Homes, we offer two additional years of envelope coverage (7 years total) on every home at no additional cost and pre-possession insurance.

A few extras

There are a few extras beyond the price of your custom home. The first is the purchase of land. Many home builders have an inventory of land you can choose from, but you still can choose your own location. We are happy to assist you with lot selection in the location of your choosing. Either way, your builder will guide you through the land purchase to ensure you are getting maximum value on land that will provide an exceptional market value for years to come.

Permits

Navigating permits can be confusing. There are three permits that are included:

  1. The first is the demolition permit and only required if you are tearing down an existing home to make way for your custom home. This is required to test for asbestos and ensure the safe disconnection of utility services prior to demolition.
  2. Next is the development permit, which involves the review and approval of architectural plans to ensure the development meets the approved policies of the city.
  3. Finally, there’s the building permit which addresses the life and safety issues of a structure. It gives the authorization to erect, demolish, relocate, alter or repair a structure, or change the use or occupancy of a space.

The next cost to consider is an architectural designer. Your home builder has access to a network of award-winning architectural designers that capture your vision, and they allow you to choose one that fits your style and budget. Your home builder will collaborate very closely with you and your architectural designer through every stage of the design process, providing practical feedback and fresh ideas, and helping you fine-tune your plan.
